Signs your sewer line is failing

Sewer lines rarely fail without warning. Watch for several drains slowing at once, gurgling from a toilet when the washing machine drains, a patch of lawn that is greener and spongier than the rest, or the smell of sewage in the yard after rain.

The one that homeowners miss most often is the sound. If flushing an upstairs toilet makes the downstairs tub gurgle, air is being displaced somewhere it should not be, and that usually means a partial blockage in the main.

Cast iron, clay, and Orangeburg

What your line is made of tells you a lot about its remaining life. Cast iron from the 1950s and 60s is at the end of its service life now — it scales up inside and then the bottom of the pipe rots out. Vitrified clay holds up chemically but the joints are a standing invitation to roots.

Then there is Orangeburg — bituminized fiber pipe, essentially tar paper rolled into a tube, installed widely in postwar Long Island construction. It was never meant to last this long. It deforms into an oval and collapses. If your house is from that era and nobody has replaced the lateral, assume it is on the clock.

Cesspools in Suffolk County

A large part of Suffolk is still on cesspools and septic systems, and Suffolk County has been steadily tightening what is allowed when a system is replaced. A failing cesspool is not a repair job you want to improvise — the rules on setbacks, groundwater depth and approved system types are specific, and getting it wrong is expensive twice.
